Reservations

Terms & conditions of let
- The cottage is available for a maximum of six guests and this number cannot be exceeded.
- A non-refundable deposit of 25% of the rental is required to reserve the cottage, the balance being due at least six weeks prior to the start of the booking. If the cottage is booked within six weeks of the start date the full amount of the rental is payable immediately.
- If a reservation is cancelled up to six weeks prior to the start date only the deposit is forfeited. If a reservation is cancelled after this date, and the owner or the owner’s agent is unable to re-let the cottage, the full amount will be forfeited. For this reason all hirers are strongly recommended to take out holiday cancellation insurance.
- If for any reason beyond our control the cottage is unable to be made available all monies paid will be refunded to the hirer. The hirer will have no further claim against the owner or the owner’s agent.
- Bookings are normally for a full week Saturday to Saturday with the period of let beginning at 4pm on the day of arrival. Guests must vacate the property by 10am on the day of departure.
- Smoking is not permitted anywhere inside the cottage.
- Bedding, towels and kitchen linen are provided, and gas and electricity are included in the rental price.
- A telephone is available for the use of guests and no charge will be made unless the cost of calls exceeds five pounds.
- All members of your party must agree to: a) leave the property in the same condition as found upon arrival; b) keep the property secure when left unoccupied during your holiday; c) ensure they cause no nuisance or disturbance to people staying nearby.
- Guests must advise the owner or the owner’s agent of any breakages, soiling or damage to the property. The hirer will be responsible for the costs of replacing or repairing breakages, soiling or damage caused by any member of the party of guests.
- Use of the property is at the guest’s own risk. No liability shall fall on the owner or the owner’s agent for injury to guests, or for loss of personal property belonging to guests.
- Well behaved dogs are allowed with prior permission. However they should not be left alone in the cottage or allowed on beds or furniture.
- The owner or owner’s agent reserves the right to demand the immediate departure of any guests not complying with these terms and conditions, or for any other conduct detrimental to the property.
- By signing the booking form and/or by making an email, Internet or telephone booking with deposit / payment made by cheque or credit/debit card, you are deemed to have accepted these booking conditions and must ensure that all members of your party understand and comply with them.
